Dubai citizens to receive 4,631 residential land plots under Dh5.3 billion package
New communities planned in Al Eyas, Latifa City and Mushrif
DUBAI – His Highness Sheikh Mohammed bin Rashid Al Maktoum, Vice President and Prime Minister of the UAE and Ruler of Dubai, has approved the allocation of 4,631 residential land plots for Emirati citizens in a housing package valued at Dh5.3 billion.
Spread across more than 71 million square feet in Al Eyas, Latifa City and Mushrif, the plots form part of Dubai’s wider housing programme aimed at building integrated residential communities with strong infrastructure, public amenities and sustainable urban planning. The allocation is set to be conducted through the Emirati platform on the DubaiNow app within the coming week.
The latest package adds fresh momentum to Dubai’s push to place citizens and families at the centre of urban development, while advancing long-term goals tied to wellbeing, social stability and quality of life.
Family focus
His Highness Sheikh Mohammed said the provision of suitable housing for every Emirati family remains a central pillar of Dubai’s development strategy and one of the main objectives of urban projects designed to create vibrant communities.
Announcing the package, he said 4,631 residential plots valued at Dh5.3 billion had been approved across Al Eyas, Latifa City and Mushrif, covering an area of more than 71 million square feet. He said Dubai’s “true capital” is its people and their families, adding that citizens will always remain at the top of the emirate’s priorities.
He also said Dubai’s goal is to become the world’s best city for family life by offering a leading urban ecosystem that combines an integrated social environment with advanced housing, modern infrastructure and services. The wider aim, he added, is to meet citizens’ current needs while also anticipating future aspirations, creating a more stable environment for families and a stronger, more cohesive society.
New communities
The package is part of a broader development vision to deliver modern residential communities shaped by future urban planning standards. These communities are intended to link green and open spaces, encourage social interaction and provide safe, healthy surroundings for residents.
The planning model also includes easy access to integrated service centres and sustainable infrastructure tailored to the demographic and urban needs of each area. Officials said the development aligns with the Dubai 2040 Urban Master Plan, which seeks to deliver people-centric urban growth, improve quality of life and strengthen Dubai’s competitiveness globally.
Eng. Marwan bin Ghalita, Director General of Dubai Municipality, said the new allocation reflects His Highness Sheikh Mohammed’s continued commitment to citizens’ welfare and to meeting housing needs through integrated urban environments that support the stability of Emirati families.
He said Dubai Municipality would continue to implement these directives through a future-ready urban planning model backed by sustainable infrastructure and integrated services, with the aim of providing citizens with comfort, safety and what he described as the world’s best living experience. He added that the effort supports the goals of the Dubai Social Agenda 33.
Area details
Of the total allocation, Al Eyas accounts for the largest share, with 2,540 residential plots spread across 39 million square feet. The area is planned as a fully serviced community built to high urban planning standards. It will include mosques, a community neighbourhood Majlis, retail centres, a school and an early childhood centre.
The development will also feature parks and recreational spaces designed to enhance wellbeing, along with a dedicated green path and cycling tracks linking neighbourhoods across the area.
Latifa City has been allocated 1,761 residential plots covering 28 million square feet. Plans for the area include mosques, parks and a green path, in addition to retail centres, a school, an early childhood centre, a community neighbourhood Majlis and a Quran memorisation centre.
In Mushrif, 330 residential plots have been allocated across 4 million square feet. The community will include two mosques, a family park, a retail centre and a range of supporting infrastructure amenities.
